Friend: Have you ever got into buying & selling real estate?

Me: No, not the physical stuff, directly. As you know, I mostly trade the markets, sell digital content. Not like Saul Goodman though ;) Ref.

Friend: Haha. But, what do you mean ‘not the physical stuff’?

Me: I know you’re asking me about direct ownership of a real asset, like a home; one you can go to, fix, do stuff with. What I’m saying is that I prefer to invest in, or speculate on, online fractional real estate or tokenized real estate.

Friend: What are some sites you use?

Me: I’ll be reserving all the nuts ‘n bolts, giving all the resources & tools, for Rogue Money Research members, once we launch. But for now, here’s a few_____. (the list and how-tos are coming for RM members).

Friend: Cool. I’ll check those out. In the meantime, do you know of any go-to experts who can teach me how to pick up properties with NO money down, NO credit checks, and NO cash at closing!

Me: Why, yes, yes I do… as a matter of fact, there’s this one guy who another friend of mine has used by going through his start-to-finish guide on getting deals done with subject to, seller financing, and other lucrative creative finance methods.

Friend: Right… I like the idea of bypassing the “conventional” route of finding an agent, getting a loan, and putting money down.

Me: Yes, it’s my understanding… there are several disadvantages to going that route. Here, let me get you over this creative financing guide, distiled down to a 5-minute read, from a 50-minute presentation.

That was the gist of a recent conversation I just had yesterday morning with a local friend, during coffee.

And, with the right AI tool, I was able to give him this creative financing expert’s cliff notes version of the approches to use in order to secure investment properties… without any cash or credit, whatsoever!
